How coronavirus pandemic changed real estate architecture forever
Many affordable and luxury segment builders are now offering office spaces inside flats. The area of the flats has not necessarily increased, but the pandemic has led to a permanent change in their design.
The coronavirus pandemic has changed the structure of buildings forever. With cases rising slowly, the changes made to accommodate the work from home (WFH) routine in the architecture of high-rise buildings in the satellite cities of Noida, Ghaziabad and Gurugram can be seen on the ground.
Many affordable and luxury segment builders are now offering office spaces inside flats. The area of the flats has not necessarily increased, but the pandemic has led to a permanent change in their design.
“The outbreak of the pandemic forced everyone to limit themselves within the four walls. This led to a dramatic increase in demand for work-from-home facility-enabled homes to ease the working model. Such projects have witnessed a considerable demand ever since,” Sanjay Sharma, director of real estate company SKA Group said.
“With the spread of the virus once again, the demand for homes that have dedicated office spaces is expected to rise again. Projects with 2.5 or 3.5 configurations, with an extra space that can be transformed into a small office space, are expected to be at their peak,” he added.
Simultaneously, multiple projects offering workspaces or halls designed for official work have also become popular among investors, Sharma said.
Many builders in Ghaziabad have also come up with an extra “.5” room concept to enable WFH.
The work-from-home facility allows the independent working population to align and execute their office work and tasks from the comfort of their homes, Yash Miglani, the managing director of the Migsun Group, said.
“As people started spending more time in their apartments, it has led to a natural increase in the expectations of their residences and the facilities that they would want to enjoy and avail of when they go for a future home investment. Furthermore, the dissipation of pandemic fears also led to a sharp increase in demand for homes as people now viewed them as not only a place of residence but also their workstation, where they would spend 24 hours and not just a portion of their day. The demand for apartments with study rooms, bigger living spaces, and work-friendly features was in high demand right after Covid-19. The unexpected spurt in Covid cases will strengthen end-users’ demand for bigger homes,” he said.
In Gurugram, where a large number of people working in MNCs live, a sharp rise in the demand for such WFH-enabled housing is being witnessed and now projects on the ground are providing such facilities.
“The work-from-home option enables independent workers to plan and carry out office duties from the convenience of their homes. People’s expectations of their apartments and the amenities they would want to use and appreciate if they made a future home investment have inevitably increased as a result of people spending more time in their apartments. The disappearance of pandemic fears also caused a sharp rise in demand for homes as people began to see their homes as their workspace where they would spend their entire day and not just a part of it. Apartments with study rooms, larger living areas, and amenities for working have become the trend of real estate and are expected to witness massive sales as the pandemic surfaces again,” Kushagr Ansal, the director of Ansal Housing, said.
